When we took over the management of a new property last year, the owner came to us with one major worry: compliance and licensing.
His concern was understandable. The property was surrounded by neighbours, and he knew all of them. More importantly, he knew exactly how they felt about short-term lets, and it wasn’t positive. With that level of local opposition, he was convinced his application for a short-term let licence would never get through.
Facing the objections head-on
We applied for the licence on his behalf, and as expected, the objections came in. Several of them.

Getting the licence was only half the story. Once the property was open, it needed to perform. It did more than that.
Our projections for the first three months estimated a gross income of around £11,000–£12,000. In reality, the property achieved £18,000 in gross income after just two months, beating our own forecast significantly, and in less time.
